@Doulovebeef I dig the name and think it is a good choice. So there is no issues hold both the grower and seller Lic? That is a good thing. I dont know if you can talk or expound on the pricing or profit portion, but if you can, how much of a margin from the wholesale side to the customer is there? No worries if you can’t talk about it.

@LonnieBoy28 no issues with holding multiple licenses, I know a very few that have all three (grower, processor, dispensary) they all cost 2500 per year and u can have them in the same building if u want, so long as you have the licensing.

profit margins - seems to me - are all over the place. the advantage of my location is the overhead cost of hella cheap, with smaller communities close by, we’ve started making friends with the city council - which is two buildings away. you would be surprised what a few dozen of donuts will bring you in terms of getting to know the important peeps in town.

@Northern_Loki thanks for stopping by bro. if ur a patient here you can grow your own, but no one is doing seminars or classes - my lobby area will be large enough were we can hold classes from the history of the plant, to growing, to cannabis chemistry anything cannabis related. next week ill post pictures. but not yet :wink:

you know what I have noticed about all the dispensaries around here? you have the cannabis leaf, or 420, you know, the typical stoner stereotypes. I don’t want any of that. I think the only thing that we will have that screams ‘stoner’ is a neon light that is the ubiquitous green cross in the front window. (no one here has any signage in the windows, wtf)

the thing I keep in the back of my mind is, if we are going to call it medicine, we need to treat it like medicine. u want bud tenders than can tell you what this strain is good for, what are the properties and how is it different from the stuff in the next jar. since no testing is required here, we will be testing all of our smokable product for pesticides, fungus and fungicides.

patient safety, and privacy are of paramount importance to us.

That sounds like an excellent marketing strategy, too. Loyalty and trust is gained even if you aren’t directly marketing your company wares during the seminars. In fact, more-so probably.

From what you’re saying, you are way ahead of the pack and will be the model to follow. You are thinking on so many different levels including trying to ensure the good graces of the community. Elevate yourself above the fray of mediocrity, it pays off. Love it!

Please keep us updated on the trials and tribulations, this is an excellent opportunity for many to learn from you.

hey guys sorry for the delay. we just got internet turned on at the store so my updates will be more regular. I come back home on the weekends to send orders out for a small online business I run and take care of my garden, which ill be moving down there in another week or so. construction is taking a little longer than I had anticipated, we just finished sheetrock and mudding, and after the cleanup will start painting. here are some pics that ive been promising you guys. images are a little out of order but here we go

this is what we are working with, the owner said he would get the floor cleared and we would be able to start in 5 days or so. but that didn’t happen, me and my partner came down, found everything like it was left - so we started gathering stuff up and boxing and moving it up the upstairs. I wasn’t about to haul all this shit up a shitty flight of stairs, so I spent an afternoon getting the freight elevator to work and that sped up the process tremendously

the entrance, outlets for signage was fuckered and not working so I crawled through the floating ceiling and fixed it.

this place had a HUGE amount of records, what a shame if we didn’t put them to use.

the owner called his shop an “antique shop”, really? more like a thrift store

removed the horrible florescent lights, replace with led flush fit can lights with junction boxes. the wiring for them would make an electrician have a stroke, so ill leave it for your imaginations. and the janky extension cable was being used to only verify my wiring - its all been wired to an approved dimmer switch.

moving shelving where we need it, all the shelving and walls will of course be repainted, were thinking black shelving on the outside and the cubbies will be white. my partner is fuckin with the paint because im shade blind…

my business partner, why pay for a hotel room when we can just crash at the store? theres a small apartment area in the back so we have all the amenities of home.

a product I plan to put on the shelves, cbd is hot right now, but Oklahoma has zero testing standards at the moment. so this will give customers piece of mind knowing they can test for cbd any time, any place. just takes 10 minutes to yield a pass or fail. they will be packed in poly bags with a business card with instructions and micro centrifuge tubes for sample testing.

a THC testing solution is in the works now.

i want to say thanks to all of you who are offering help and asking questions. ill be the first to admit there are a lot of firsts here for me, so im trying to take it a little slow and do things right. i might not open the doors and i expect to, but when i do open them i expect to have anything in order including a SOP and best practices manual for the store.

im also building a small lab area in the back of the store that will allow us to test for pesticides mold and fungicides.

we are building/running a few big medical grow ops as well as some hemp farms in Oklahoma. We will be near okc for the most part. Also I own a piece of a farm near Muskogee… we will need people eventually.
Hopefully we will be doing business with each other soon!

for omma licensing, all partners have to pass a pretty basic background check, unfortunately a business partner failed his background check, ive known the guy for years and never would have thought, and i gotta keep everything on the books and legit, so hes out.

fortunately im in a position to carry on, i just gotta dig a little deeper into the pockets. i literally received my personal medical card, and my business approval letter today, so we can press on.

next step is to register with the oklahoma bureau of narcotics and dangerous drugs (obndd). you register online, wait a week to receive paperwork and another 2 weeks to be approved, all the checks and everything are complete, so now its just a matter of filling out the paperwork.

but once i get my registration with the obndd i can legally purchase product! about fucking time.

if i can get my obndd license before the 10th of next month, im able to preorder for 1200 a pound, with a 5 pound minimum. and i will be locked into that price for 6 months with one guy i met. its the best deal ive found, and with the prices ive seen around here thats a hell of a good deal.

i was the the oklahoma green grow expo a few weekends ago to network and get in on talking to some of the experts in the area, most people were quoting 1800 a lbs MINIMUM (that i talked to). and there was some even higher numbers tossed around.

i have found that while its true that u can get a license in two weeks, the devil is in the details. u cant even file until you have decided on a corporate structure for your company, investors must get background checks, registering your company with the state to legally do business. once i receive the approval letter i can get a tax number and ill be required to file a report online with the omma every month even if im not selling anything.

and my neighbor in the duplex i rent, well we arent getting along. ive been nothing but nice, but sometimes dudes just want to be pricks, no need to go into that here, but i found a property in town with a large backyard and some additional features so i dont mind doing a little fixing up, which i dont. so hopefully well be closing on that deal in the coming week or two as well.

so things have gone a little off the rails, but fuck it, we press on. projected opening date is 4/20 (crosses fingers)

If you are doing things yourself, expect to eventually spend at least a day out of the week just doing the paperwork, logistics, and receipts for the many many many various local, state, and federal agencies. Tedious stuff. :weary:

Awesome that you’re sticking with it despite the set-back. You’ll come out the other-side of this with a huge amount of excellent experience and knowledge.

in a former life i spent 6 years as a Unit Supply Specialist (92Y) in the Army. i dont mind the paperwork side of things. i have a good team set that will run the day to day floor and i of course will be helping out, but ill be mostly behind the scenes keeping the paperwork and inventory squared away.

im calling this my midlife crisis, since im cashing in my retirement, and next week ill have an uncomfortable conversation with my edward jones guy and cash out. everything figured, including the house im hopefully buying ill be able to live for a year with my current financials. im looking forward to when i dont start having a panic attack late at night when my mind gets going.

Sorry you had to deal with the business breakup and everything, but happy to hear that you are progressing forward. $1200 a # sounds like a good deal. How are you thinking you will devide up the #s into what types of products & is everything thing pre-packaged with their logos, or will they add yours?

i got 12,000 set aside for flower, another 5 for concentrates, paraphernalia and cbd products.

the front portion of the store will be cbd, and paraphernalia - so anyone 18 or over can come in, if you want to buy thc product, you present your card and u go through a door and into a separate room with a counter and a set of scales to weigh flower.

oklahoma pass the unity bill so packaging will be child resistant containers similar to pill bottles, or squeeze to open.

just an update.

i filed with the obndd, thats the last item that needed to be completed, lookin at 2 weeks to get the go ahead and i can start putting thc product on the shelves.

i got my tax ID number from the IRS, and the oklahoma tax commission.

tomorrow ill submit an order to get some glass on the shelves, now i can order from wholesalers.

IRS section 280E says i cant make deductions, but im allowed to deduct the cost of goods that i put on the shelves.
